John Sisk & Son (Sisk) and D/RES Properties, two prominent Irish family-owned construction and development companies, announce the launch of Arden, a strategic joint venture established to support the further delivery of housing in Ireland, with the potential to deliver 1,000 social and affordable homes to the Irish market per annum.
Both Sisk and D/Res Properties will second their resources and expertise to Arden which will be a fully independent company.

Background
Arden was founded by John Sisk & Son and D/RES Properties to support the delivery of large-scale, multi-tenure residential-led community developments in Ireland. It was initially formed to deliver the neighbourhood development of Foothills, Killinarden in South County Dublin, delivered in partnership with South Dublin County Council, with first units launching September 2026.
Arden brings together Sisk’s long-standing construction expertise and D/RES Properties’ experience in housing developments and residential delivery. The partnership is structured to accelerate the delivery of high-quality housing stock across the Irish market, leveraging the combined assets and capabilities of both organisations.
Arden will take a collaborative, partnership-led approach, working closely with landowners, local authorities, state agencies, institutions, Approved Housing Bodies (AHBs), and commercial stakeholders to unlock value and accelerate delivery on social and affordable housing projects through design excellence and operational expertise.
This approach allows Arden to create vibrant, sustainable communities while maximising social and economic impact in a timely manner.
First Scheme
With Foothills under way, Arden will look to support further housing opportunities through partnerships with landowners, local authorities, approved housing bodies, and other stakeholders where the right conditions and relationships are in place.
To support the delivery of this flagship project, Arden has secured financial backing from Bank of Ireland. As the primary development lender, Bank of Ireland has committed a €32 million finance facility to fund the working capital required for the delivery of 635 social, affordable, and private residential units at Foothills.

D/RES Properties recently closed a €70 million funding round with Avenue Capital through the Irish Strategic Infrastructure Funds investment arm to co-invest in unlocking strategic land banks and to assist in the delivery of its 6,000-unit pipeline.
Arden: Building on the successful launch of the Foothills scheme in Killinarden, Arden is looking to develop an active pipeline of developments, with an emphasis on key strategic growth corridors across the Greater Dublin Area and beyond.
Arden will focus on and seeking out:
• Joint ventures with local authorities, state agencies, or Approved Housing Bodies (AHBs) to co-develop housing on public or institutional land.
• Framework agreements with the Land Development Agency (LDA) to act as a delivery partner on state-led housing initiatives.
• Participation in public procurement processes where land is being released for social and affordable housing.
• Underutilised or vacant institutional land, including holdings by religious orders, educational institutions, or state bodies (Joint Venture structure).
• Strategic purchase / partnerships with commercial landowners or infrastructure providers to unlock large, mixed-use sites that require integrated delivery solution.
