70 St Stephen's Green

The project at 70 St Stephen's Green is a bespoke commercial office building in the heart of Dublin, which was successfully completed despite challenging conditions including limited storage space and the proximity to neighbouring buildings.

The project is situated between two office blocks and fronts onto St Stephens Green South on the north and onto a laneway owned by the OPW on the south. Due to the location of the site there was a suite of environmental monitoring systems in place on and around neighbouring buildings together with scheduled weekly meetings with adjacent building occupiers and public bodies.

The building takes up the full footprint of the site resulting in a bespoke office accommodation solution on St Stephen's Green South and a detailed logistics plan drafted for the site to minimise impact on the adjacent buildings and utilise the limited amount of space on the site.

To construct the double basement a significant temporary works scheme was designed which involves propping neighbouring buildings to the east and west and footpaths/roads to the north and south. The proximity of neighbouring buildings and the limited storage space has also resulted in precast walls and post tensioned slabs being utilised from ground floor upwards.

The project is LEED platinum and WELL gold along with NZEB certified.
